What types of properties are available at Te Kowhai Airpark?

Stage 1 is for people who want a larger lot to build a house with an integrated or stand-alone hangar.  Smaller sections, ranging from around 453 m2 to 1,018 m2 suitable for standalone houses and hangars or hangars with apartments above will be available in latter stages.

What are the lot sizes available in the Airpark?

Stage 1 sections are all 2,500 m2 or larger.  Smaller sections ranging from around 450 m2 to 1,000 m2 and more larger sections will be available in future stages.  All sections will have access to taxiways. 

What are the building regulations specific to hangar homes?

In addition to the Waikato District Council planning and building regulations, please refer to the Airpark Design Guidelines and Building Covenants.

Can we use our own builder?

Absolutely.

What landscaping guidelines must homeowners follow?

Landscaping guidelines are included in the Airpark Design Guide.

What are the specific covenants and restrictions for hangars?

Hangars can only be constructed as part of a house build, or after a home has been built on the section. Please refer to our Design Guidelines and Building Covenants for more details.

What are the resale restrictions or conditions, if any?

There are no restrictions on resale. Sellers and new purchasers will need to comply with the land covenants and Airpark rules in place at the time and new purchasers will become Members of the Te Kowhai Airpark Owners Association.

What security measures are in place at the airpark?

We have CCTV monitoring the Airpark facilities. We also have licence plate detection cameras monitoring all vehicles entering the Airpark.

How are utilities and services connected to each lot?

Each lot in Stage 1 will have power and ultrafast fibre. Reticulated water and wastewater services are currently not available at Te Kowhai Airpark. The lot sizes in Stage 1 allow these services to be provided on site (eg. water collection/storage and wastewater treatment/disposal) using the same methods adopted by lifestyle blocks in areas where reticulated water and wastewater services are not available.

Are pets allowed in the airpark?

While there are some restrictions, quiet domesticated pets are permitted.

Are there annual operating and maintenance fees?

The initial annual fee will initially be set at $7,500 excl GST per annum. This fee covers airpark operation, maintenance, and annual contributions towards the Future Development fund and Long-term Maintenance fund.

How is noise managed within the airpark community?

Noise limits in the Airpark are controlled by the Waikato District Plan as well as the Airpark land and building covenants.

Can owners lease their hangars or homes?

Absolutely, providing they ensure their tenants comply with the land covenants and Airpark rules.

How is waste management handled in the Airpark?

Waikato District Council will collect rubbish and recycling in line with their policy and schedule for Te Kowhai.
